Your first day

01

If the alarm sounds

Everyone leaves, every time. Never assume it is a test.

STEP 1Leave straight away
STEP 2Close your door behind you
STEP 3Use the stairs, not the terrace
STEP 4Go to the assembly point
Assembly point The car park opposite, far right-hand corner, next to the ticket machine Out of the main entrance and across Paradise Street. Wait there until you are told it is safe.
Do not go back inNot for a phone, a laptop, a passport or anyone else.
Never prop a fire door openEvery internal door is a 30-minute fire door. Propped open it does nothing.
Nothing stored in hallways, stairs or fire lobbiesNot bikes, not boxes, not bin bags. Anything left out is removed.
No smoking, vaping, candles or incenseAnywhere in the building, including your own room and the terrace.
Never cover or remove a detectorNot with a bag, a hat or tape. Steam from a shower will not set it off.
Set it off by accident? Still leave.Only the manager or a responsible person silences the panel. Residents must not touch it.
The bin store door is a second way outIt is locked for security, but it opens from the inside without a key. Turn the thumb-turn and pull.
The second way out. Through the hallway, the laundry and bike store, then the bin store. Follow the green Fire Exit sign, up the ramp, turn the thumb-turn and pull — no key needed. Keep the ramp clear.
Tell Larimar if the stairs would be a problem for youThe plan here is that everybody walks down and out, and there is no lift. If you could not manage that — a broken ankle, a bad back, anything temporary or permanent — ring 01229 840970 and say so, even if it is only for a few weeks. The fire service needs to know who is in the building and who will need help getting out.

Your key

One key on a master system. It opens the four doors you need and nothing else.

1The front doorUp the steps from Paradise Street
2Your bedroomYours alone — no other room opens with it
3The bike storeGround floor, with the laundry
4The bin storeAt the back of the ground floor
One key does all fourYou are not given a bunch. If a door will not open with your key, it is not a door you are meant to go through — tell Larimar rather than forcing it.
No key cutter can copy itThis is a restricted master system. A high street key cutter cannot cut one, and neither can Larimar — only the owners can order a replacement, and it comes from the manufacturer. That is deliberate: it is what stops a copy of your key floating about. Replacements cost £25 a key and are not instant, so do not lose it and never lend it.
Locked out?Ring Larimar. Out of hours there is a £50 call-out charge, so it is worth knowing before it happens.

Your room

It comes furnished and it goes back the way you found it.

Open a window every dayFourteen people showering makes a lot of moisture. Ventilation is how you stop damp and mould.
Use the extractor and leave it runningDuring a shower and for a while after. Wipe the screen and the tiles down.
Windows are not locked, and there are no window keysSome have restrictor tethers. They are there for fire safety. Do not remove them.
No drilling, hooks, adhesive pads or Blu TackNothing fixed to a painted wall. It takes the paint off and it is charged for.
No decorating, and no furniture leaves the roomIf something does not suit you, report it rather than moving it out.
Your belongings are yours to insureThe building is insured. What is in your room is not. Get your own contents cover.

The notice board, by the front door. The fire evacuation procedure, the house rules and the building’s safety certificates all live here. If you want to check something official, check it here first.
Post and parcels are left by the front doorThere are no letterboxes or parcel boxes for individual rooms. Everything that comes through the door is sorted into the pile inside the front door — take yours and leave everybody else’s alone. Nobody signs for anything on your behalf. If something is valuable or needs a signature, have it sent to a collection point or to work instead.

Fourteen rooms, two kitchens. Tap your room number and the right kitchen opens with your cupboard doors lit up — you only ever see your own.

Which cupboard is mine? Second floor kitchen

Rooms 5, 8 and 12 have a kitchenette of their own, so they take one share here rather than two cupboards.

Pick your room number to see the kitchen. Use the buttons at the top of this page, or the row just above. The photographs show you exactly which cupboard doors are yours — there is no point looking at somebody else’s.

Your kitchen is not always the one on your floorSeven rooms to each kitchen, and the split is not by floor. Rooms 6, 7 and 9 are on the first floor but use the ground floor kitchen. Find your number above and use that one.
Fridge and freezer space is not allocatedTwo fridge-freezers between seven of you, and no shelf has your name on it. Sort it out between yourselves, label your own food, and do not take what is not yours. Anything unlabelled and out of date gets cleared.
The crockery and pans belong to everyonePlates, glasses, mugs, pans, trays and cutlery are shared. On the ground floor the pans, cutlery and trays are in the top drawer under the right hob, the crockery, glasses and mugs are in the two wall cupboards beside the dishwasher, and the cupboard over the right-hand fridge-freezer is the house store — foil, bags and the big trays. On the second floor the pans, cutlery and trays are in the drawers under the hob, the crockery is in the corner cupboard beside them and the glasses are next to that. Wash them and put them back where they came from — none of it is your cupboard.
08

Heating

Three thermostats, one per floor — not one per room. Each one controls the heating for its whole floor.

Ground floor HallwayUnder the notice board
First floor Bedroom 8Covers the whole first floor
Second floor Bedroom 14Covers the whole second floor

Two of them sit inside bedrooms on purpose. A corridor or a fire lobby has radiators of its own and warms up fast, and heat collects at the top of a stairwell — a thermostat in either place reads warm and shuts the heating down while the rooms are still cold. In a bedroom it reads the temperature people are actually living in.

21.5 TARGET
Up and down Set the temperature Anywhere between 10° and 21.5°. That is the range the system allows.
The ribbed button Switch between Auto and Boost Auto follows the times the heating is already set to run. Boost gives you one hour at 21.5°, then drops back to Auto on its own.
Everything else Already set up Temperatures and times are set centrally, so in normal use nobody needs to touch anything. If the heating is not right, tell Larimar rather than changing it.
Rooms 8 and 14: the dial on your wall is everyone’sIt sets the temperature for your whole floor, not just your room. Have a word with your neighbours before you change it.
Heat and air it, not one or the otherA warm room with the window shut and the extractor off is how damp starts.

Bins and the weekly alarm test

Two collections, two different days. Get these two wrong and the bin store overflows for a fortnight.

Where the bins go. Out through the bin store, up the ramp and through the gate on the right to the service road — not out of the front door and round.
General waste Every Thursday Every week, without exception
Recycling Every other Wednesday Alternate weeks — not every week
How the fortnight runs
Week one Wednesday — nothing out Thursday — general waste Week two Wednesday — recycling Thursday — general waste

Then it repeats. If you are ever unsure which week you are in, the general waste bin goes out every Thursday regardless — that one never changes.

Bins out by 6am on the morning of collection The lorry comes early. A bin put out at eight is a bin that is not emptied for another week.
The bins are yours to put out and bring backNobody does it for you. Between you, the right bin goes out on the right morning and comes back in afterwards.
Out through the bin store door and up the rampThey go on the service road directly behind the building. That is where the lorry comes.
Two bins, and they are labelledGeneral waste and recycling. There is no food waste collection here, so food goes in with the general waste. Your rubbish goes in the bins, not beside them.
Lock the back door behind youNever leave it on the latch, even for two minutes. It still opens from the inside without a key, so nobody is shut in.

Collections can move around bank holidays. Westmorland and Furness Council publish the calendar for this address on their website.

No set time — it can be any time that day. Carried out by Jaydee Services.

A test is short. If it keeps sounding, treat it as real and leave.

The laundry and bike store

One room on the ground floor, shared by all fourteen. Free to use, no booking, no rota.

The laundry and bike store. Washers below, dryers above, sink and worktop on the right. The rail of hooks on the left is for bikes — hang yours by the front wheel. Fire extinguisher by the door; nothing stored on the floor.
What is in there
3 washing machines9 kg drum · 1400 spin
3 tumble dryers10 kg drum · heat pump
Sink, hot and coldFor rinsing out, not for washing up
Bike racksThe only place bikes are kept
Free, and no bookingTurn up and use a machine. Nothing to pay, nothing to sign.
Take your washing out when it finishesThree machines between fourteen people only works if nothing sits in a drum all day.
Nothing left hanging or stored in thereNo airers, no bags, no boxes. It is a laundry and a bike store, not somewhere to keep things.
Dryers: empty the water drawer and clean the filters, every timeThese are heat pump dryers. They pull the water out of your washing and collect it in a drawer rather than venting it outside. A full drawer stops the machine, and a blocked filter means your clothes come out damp and the next person waits twice as long. Both take about twenty seconds.
Leave it as you would want to find itWipe the sink down and take your powder and your rubbish with you.
Bikes on the racks, nowhere elseNever in a corridor, never in a bedroom, never on a landing.

Cleaning

Some of it is done for you. The rest is yours, and the two do not overlap.

Done for you, weekly

Communal areas and your en-suite

WhoLM Contractors WhenEvery Wednesday What they do

Every communal area — both kitchens, the laundry, the hallways and stairs. Plus the en-suite in every occupied room. An empty room is not cleaned.

Yours

Your room and your mess

Always yours

Your own room, your washing up, your shelf in the fridge, and anything you bring into a shared space. Your en-suite gets a weekly clean, which is not the same as it looking after itself for the other six days.

A cleaner is not a washer-upperThey clean a kitchen that has been left tidy. They do not clear your plates, your pans or your food. A sink full of washing up on the day just means the surfaces do not get done.
Tuesday night is tidy-up nightLM Contractors come in every Wednesday. Leave the kitchen clear on Tuesday evening and it gets properly cleaned rather than worked around.
Something not been done?Report it to Larimar like any other repair, through the app. Do not leave a note.
12

The roof terrace

The terrace. Table and benches. Closes at 10pm — sound carries to the houses behind.
Open until 10pmIt closes at 10 every night. Sound carries to the neighbouring houses from up there, and that is the hour it has to stop.
Keep the noise downSound travels further up there than you think, to other rooms and to the neighbours.
No barbecues and no open flamesNo fire pits, no patio heaters, no candles.
Furniture stays out, cushions come inLast one off brings the cushions in and locks the door behind them.
It is not a fire escapeThe only way off the terrace is back down the stairs.
13

Living together

Some people here work nights. Someone is always asleep.

Quiet hours are 10pm to 5amNothing audible from the hallway between those hours. People here start at 5 for an early shift, so the quiet ends early rather than late. Outside those hours keep it reasonable anyway — someone is always sleeping off a night shift.
Hallways, stairs and lobbies stay clearThey are the way out. Keep them empty.
No smoking or vaping indoorsAnywhere in the building, including your room. Caught once is a £150 charge and a written warning. A second time and you lose the tenancy.
No drugs, and no antisocial behaviourEither one puts your tenancy at risk.
No overnight guestsOnly the people named on the tenancy may stay here, at any time. Daytime visitors are your responsibility while they are in the building.
